A fire-rated glazed screen is an internal wall made largely of glass that forms part of a fire-resisting construction, such as a corridor wall, a stair enclosure or a compartment wall. It lets daylight and sightlines through while holding back fire for the period the fire strategy requires.
A door in a glazed screen has to be tested in that configuration or covered by a doorset certificate and an assessment for the screen. We specify the door and screen as one system rather than mixing products.
Fire glass can be combined with acoustic or security performance in many systems. We confirm the combined build-up is covered before pricing it.
Building guidance limits where integrity-only glazing can sit on protected escape routes, and in some positions restricts it to above a set height from the floor. Insulating screens are not restricted in the same way, so the route plan often decides the glass.
Survey visits can be arranged anywhere in Belfast, including the BT1, BT14, BT15, BT2, BT3, BT12 districts, and in nearby Newtownabbey, Lisburn, Newtownards. Belfast is the main town we cover in County Antrim.
We can phase work in Belfast around residents, staff or pupils, with out-of-hours options.
Every quote in Belfast identifies the tested system: frame, glass, beads, seals and fixings, within its pane-size limits.
If an existing frame in a Belfast building has no traceable evidence, we say so and price the options rather than guess.
In Northern Ireland, building work follows the Building Regulations (Northern Ireland) 2012, with fire safety guidance in Technical Booklet E, approved by the district council's building control.
Once in use, the Fire and Rescue Services (Northern Ireland) Order 2006 and the Fire Safety Regulations (Northern Ireland) 2010 require the appropriate person to maintain fire safety measures, including fire-resisting glazing.
Technical Booklet E sets its own provisions for glazing on escape routes, so designs are checked against the Northern Ireland guidance rather than English documents.
Sector guides below cover retail and leisure units, hotels and other buildings in Belfast.
Yes. Many screens are glazed from floor to ceiling, subject to the classification needed on that route and any impact safety requirements at low level.
Small screens are often fitted in a day once manufactured. Larger runs depend on site access and phasing; we agree a programme with you when we quote.
Survey timing in Belfast depends on access, the size of the building and how urgent the defect is. Tell us your deadline when you enquire and we will confirm a date before you commit.
We can give a guide range from photos and sizes, including a clear photo of any marks on the glass. A fixed price follows a survey.
