Insulated fire glass, classified EI, is glazing that maintains integrity and keeps the temperature rise on the non-fire side within set limits for the rated time. It is usually made of several glass panes bonded with interlayers that foam into an insulating barrier when heated, or with a clear gel that absorbs heat.
Modern EI glass is clear in normal use, with high light transmission at lower ratings.
Each step up in rating adds layers, so EI 120 is far thicker and heavier than EI 30. The frame has to be designed for it.
When heated, the interlayers turn opaque and expand, forming an insulating shield. After a fire the glass will need replacing.
Whether the building is in central Southport or the wider PR8, PR9 districts, we can survey and quote. We also cover Formby, Lytham St Annes, Ormskirk. Liverpool, around 26 km from Southport, is the largest town in the same coverage area.
Designs follow the building and fire safety rules that apply in England, not a one-size-fits-all approach.
After survey you get a fixed written quote for the agreed scope, so Southport budgets are not open-ended.
We can phase work in Southport around residents, staff or pupils, with out-of-hours options.
Building work in England is covered by the Building Regulations 2010, with fire safety guidance in Approved Document B and impact safety guidance for glazing in Approved Document K.
Once a building is in use, the Regulatory Reform (Fire Safety) Order 2005 requires the responsible person to maintain fire safety measures, including fire-resisting glazing. The Fire Safety (England) Regulations 2022 add duties for multi-occupied residential buildings, including fire door checks in buildings over 11 metres.
In higher-risk buildings, broadly 18 metres or seven storeys with two or more homes, the Building Safety Regulator is the building control authority. England is also phasing out BS 476 references from Approved Document B, with the remaining fire-resistance references due to go in September 2029.
We can survey and quote for blocks of flats, offices and other building types in Southport.
The glazing system kept fire on one side (integrity) and limited the temperature rise on the other side (insulation) for at least 60 minutes in a standard fire test.
Yes. Once the interlayers have reacted, the glass has done its job and must be replaced.
Building work in Southport follows the Building Regulations 2010 and Approved Document B, and occupied buildings are covered by the Regulatory Reform (Fire Safety) Order 2005.
