Fire-Rated Windows: an overview for Lancashire
Most fire-rated windows are fixed lights, because opening windows need the opening sash, hinges and locks to be tested too. We supply and install fixed and, where tested, opening fire-rated windows in steel, aluminium and timber, matched to the surrounding windows where possible.
- Matching sightlines to adjacent non-rated windows
- Fire-stopping to the wall opening
- Fixed fire-rated windows

What to check before ordering in Lancashire
Escape windows are different
Windows used for escape from rooms have their own size and opening rules, and should not be confused with fire-resisting windows.
Retrofits
Replacing a non-rated window near a boundary is often triggered by an extension or change of use. We survey the opening before quoting.
Ventilation
If a fire-rated window cannot open, ventilation may need another route. We coordinate with the designer.
Regulations for Lancashire projects
England Which rules apply?
Building work in England is covered by the Building Regulations 2010, with fire safety guidance in Approved Document B and impact safety guidance for glazing in Approved Document K.
Once a building is in use, the Regulatory Reform (Fire Safety) Order 2005 requires the responsible person to maintain fire safety measures, including fire-resisting glazing. The Fire Safety (England) Regulations 2022 add duties for multi-occupied residential buildings, including fire door checks in buildings over 11 metres.
In higher-risk buildings, broadly 18 metres or seven storeys with two or more homes, the Building Safety Regulator is the building control authority. England is also phasing out BS 476 references from Approved Document B, with the remaining fire-resistance references due to go in September 2029.
Fire-Rated Windows in Lancashire: questions
Can fire-rated windows open?
Some can, if the opening version has been tested. Fixed fire-rated windows are more common.
Is fire-rated glass in a standard window enough?
No. The frame, glazing system and fixings also need to be part of a tested window.
When do I need a fire-rated window?
Usually when a wall is close to a boundary, when a window overlooks a protected escape route, or when part of a building faces another part at close range. Your designer or building control will confirm.
Do you cover all of Lancashire?
Yes. We take enquiries from across Lancashire, including Preston and Burnley, Blackburn, Blackpool, Morecambe, and arrange surveys to suit your programme.
