What our fire-rated curtain walling service includes in Highlands and Islands
Fire-rated curtain walling is a glazed facade system tested to resist fire, used where an external wall has to stop fire spreading to a neighbouring building, between floors, or past a protected stair or lobby. It combines facade performance, such as weather tightness and thermal values, with a fire classification.
- Spandrel and opaque panel coordination
- External-grade fire glass
- Slab-edge fire-stopping and cavity barriers to the design
What to check before ordering in Highlands and Islands
External-grade glass
External fire glass must be suitable for UV and weather exposure, usually in a sealed double-glazed unit with the fire pane positioned as tested.
Slab edges
The gap between the curtain wall and each floor slab needs fire-stopping designed with the facade, not added afterwards.
Boundaries
External walls close to a boundary may need to be fire-resisting with limited unprotected areas. Fixed glazing that meets the wall's full fire-resistance requirement, including insulation where required, is not counted as unprotected area, so it can let you keep glass in those positions.

Regulations for Highlands and Islands projects
Scotland Which rules apply?
In Scotland, building work needs a building warrant under the Building (Scotland) Regulations 2004, with fire guidance in Section 2 of the Building Standards Technical Handbooks rather than Approved Documents.
For relevant premises, the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006 place duties on the duty holder to maintain fire safety measures, which include fire-resisting glazing.
Questions from Highlands and Islands clients
When does curtain walling need to be fire-rated?
Typically where the facade is near a boundary, where it encloses a protected stair or lobby, or where fire spread between floors has to be controlled. The fire strategy sets the requirement.
Can fire glass be used in double-glazed units?
Yes. External fire-rated glazing is usually supplied as a sealed unit with the fire pane in a tested position.
Do you work on high-rise buildings?
We can supply and install on taller buildings where the project has the required approvals, and we provide evidence suitable for the Building Safety Regulator in England.
Do you cover all of Highlands and Islands?
Yes. We take enquiries from across Highlands and Islands, including Inverness and the surrounding area, and arrange surveys to suit your programme.
