Stair, Lobby & Corridor Glazing: what you get in Staffordshire
Escape route glazing is fire-rated glass in the walls and doors of protected stairs, lobbies and corridors, the routes people rely on to leave a building safely. It has to hold back fire and smoke for the rated time, and on many routes it has to keep heat away from people passing it as well.
- Corridor subdivision doors with vision panels
- Smoke seals and closers on doors
- Insulating glass where escape routes require it
What to check before ordering in Staffordshire
Integrity versus insulation
Building guidance limits the amount and position of integrity-only glass on protected routes because people may need to pass close to it while fire is on the other side. Insulating glass removes most of those limits.
Inspection regimes
In England, blocks of flats over 11 metres need regular checks of communal fire doors, including glazed ones.
Vision through doors
Corridor subdivision doors and double-swing doors normally need vision panels so people do not collide.
England rules for fire glazing
England Which rules apply?
Building work in England is covered by the Building Regulations 2010, with fire safety guidance in Approved Document B and impact safety guidance for glazing in Approved Document K.
Once a building is in use, the Regulatory Reform (Fire Safety) Order 2005 requires the responsible person to maintain fire safety measures, including fire-resisting glazing. The Fire Safety (England) Regulations 2022 add duties for multi-occupied residential buildings, including fire door checks in buildings over 11 metres.
In higher-risk buildings, broadly 18 metres or seven storeys with two or more homes, the Building Safety Regulator is the building control authority. England is also phasing out BS 476 references from Approved Document B, with the remaining fire-resistance references due to go in September 2029.
Questions from Staffordshire clients
Why would a corridor need insulating glass?
Because people escaping may pass right beside the glass. Insulating glass limits the temperature rise on the escape side, so people can pass it more safely.
Do escape route doors need vision panels?
Doors that subdivide corridors or swing both ways normally do, and the glass must be fire-rated to suit the door.
Can work be done while the building is occupied?
Yes, with phasing and temporary arrangements agreed with whoever is responsible for fire safety in the building.
Do you cover all of Staffordshire?
Yes. We take enquiries from across Staffordshire, including Stoke-on-Trent and Newcastle-under-Lyme, Burton upon Trent, Cannock, Tamworth, and arrange surveys to suit your programme.
