Under fire safety law, the responsible person (or duty holder in Scotland) must make sure fire safety measures, including fire-resisting glazing that forms part of compartmentation, are maintained in efficient working order and good repair. That means acting on damage, unsuitable glass and missing seals found in inspections or risk assessments.
England and Wales: the Regulatory Reform (Fire Safety) Order 2005. Scotland: the Fire (Scotland) Act 2005 and Fire Safety (Scotland) Regulations 2006. Northern Ireland: the Fire and Rescue Services (NI) Order 2006 and Fire Safety Regulations (NI) 2010.
The Fire Safety Act 2021 confirmed that in England and Wales the Order covers the structure, external walls and flat entrance doors of multi-occupied residential buildings. In England, the Fire Safety (England) Regulations 2022 add specific duties, including fire door checks in buildings over 11 metres.
Keep a schedule of glazed fire-resisting elements, inspection results and remedial work. It makes risk assessments and audits far simpler.
